What happens at a property valuation?
A valuation is a chance to understand what your home could sell for and how a move might work for you. We’ll look around, talk through your plans and explain our advice. There’s no obligation to put your home on the market.

1. Show us around
We’ll start with a walkthrough so we can understand the layout, condition and features of your home. Tell us about improvements you’ve made and anything that may not be obvious on a first visit.
2. Tell us about your plans
We’ll discuss why you’re considering a move, your preferred timing and whether you’re buying another property. It’s also your opportunity to ask questions, including whether any work would be worthwhile before marketing.
3. Talk through the price
We’ll explain our view of your home’s market value, taking its size, accommodation, condition, features and location into account. Our aim is to give you a realistic starting point for your plans. An appraisal is an opinion of likely market value, rather than a guaranteed sale price.
4. Understand the next steps
We’ll talk through our marketing, service and fees, and explain what would happen if you chose to sell with us. Take time to consider everything afterwards. You don’t need to make a decision at the appointment.
Frequently asked questions
Is the valuation free?
Yes. Our sales valuation is free and comes with no obligation to instruct us.
Do I need to prepare anything?
A list of improvements and any questions you want to ask is useful. There’s no need to finish decorating before we visit; you can ask us what might be worth doing.
Can I arrange a valuation before I’m ready to sell?
Yes. Tell us where you are in your plans so we can make the conversation useful to you.
Do I have to sign up at the appointment?
No. You can take time to think and contact us with further questions.
